Palace Pier, Toronto

The Palace Pier Condominium is a 47-story building, housing 433 luxury residences along western Toronto’s lakefront.

The Challenge
Palace Pier was known for its quiet elegance and prestige, but its 30-year-old mechanical system didn’t live up to the image. The owners wanted to update the system to provide maximum comfort for its residents and find new ways to reduce their overall energy consumption in the process. They asked Direct Energy Business Services to help them bring a solution home.

Our Solution
After analyzing the situation, we outlined an energy-savings action plan for Palace Pier, including a heating system update, lighting upgrades and controls optimization. The lighting system was updated with high-efficiency electronic ballasts that run cooler and last longer than the older models. By integrating existing piping with modular, ultra-high-efficiency boilers, Palace Pier could also realize substantial efficiencies in its heating system.

The Results
As a result of these upgrades, Palace Pier’s carbon dioxide emissions were reduced by 961 tonnes annually – which is the equivalent of taking 195 cars off the road. Energy savings are projected to total $229,000 per year – enabling the condo owners to recoup their investment in only eight years. Thanks to a progressive management team and a little help from Direct Energy Business Services, Palace Pier is now a more environmentally friendly part of the beautiful waterfront it calls home.
